The third and last Belgravia

Fairview Developments · Tong Eng Group
Sixty years, and three projects on one road
Belgravia Ace is developed by Fairview Developments Pte Ltd, a unit of the Tong Eng Group. The group has been developing in Singapore since the 1950s and has owned and developed more than 100 acres across office, retail, landed housing and condominium work.
What is unusual here is the concentration. Belgravia Villas, Belgravia Green and Belgravia Ace are all on Belgravia Drive, completed in 2018, 2022 and 2026 respectively. Two of the three are finished, occupied and weathering in public, on the same street as the one you would be buying into — which is a far better guide to how a developer builds than any brochure.
The group's other landed work in the area includes Stratton Green, Stratton Park, 8@Stratton and Belgravia Park.

Awards
Belgravia Ace itself took the PropertyGuru Asia Property Awards (Singapore) Best Strata Landed Development Award in 2021, and the group took Best Landed Developer in the same year. The Tong Eng Group has also been named a BCI Asia Top 10 Developer (2018) and recognised at the International Finance Awards (2019).
Awards are listed as the developer states them, with the year each was given.

What was designed in
Optimised window-to-wall ratios and low-emissivity glazing to cut heat gain; water-efficient sanitary wares and fittings; air-conditioning and appliances specified at the highest energy ratings available; Plasma Quad filtration on the air-conditioning; an EV charging point per house; eco-friendly cement and low-VOC paints, adhesives and sealants certified by recognised local bodies. The site planning follows the existing gentle terrain rather than levelling it, and shade trees run the perimeter.

Belgravia Villas and Belgravia Green are both standing on the same road, which makes it unusually easy to judge how this developer's work ages.
