What is left, and what it costs
23 of the 107 houses remain. The counts below come from the developer's availability schedule and are corroborated by its site plan of units for sale, which was counted independently and gives the same 10, 9 and 4.
| Type | Sq ft | Available | Indicative from | Implied psf |
|---|---|---|---|---|
| Type A | 3,929 | 10 | $5.35 mil | $1,362 |
| Type B | 4,370 | 9 | $5.45 mil | $1,247 |
| Type C | 4,058 | 4 | $5.30 mil | $1,306 |
| Total | 23 | from $5.30 mil |
On the prices. These are the developer's indicative starting prices as at 12 September 2026 — the lowest price in each type, not the price of any particular house. The implied psf in the last column is arithmetic on this page, not a developer figure: it is the starting price divided by the strata area, and it ignores the 54 sq ft loft that every house adds on top. Prices are subject to change without notice, and the developer's price list is the only authority. Nothing here is an offer.
Availability moves. Ask before you plan around it.
Eligibility
Foreigners cannot buy here
Strata landed houses are landed residential property under the Residential Property Act, and the developer's own fact sheet answers the question in one word: no. Singapore Citizens may buy. Singapore Permanent Residents and foreign persons are restricted and should not assume otherwise on the strength of a website — take your own legal advice, and expect the question of Singapore Land Authority approval to arise.
This is the single most common reason an enquiry on a strata landed project goes nowhere, so it is better established at the start than at the end.
Payment
Four instalments, front-loaded
| Stage | Share |
|---|---|
| On issue of the Option to Purchase | 5% |
| Within 8 weeks of the Option date | 80% |
| Within 14 days of receiving the CSC for the house | 13% |
| On the completion date | 2% |
| Total | 100% |
A completed project pays differently from one under construction: 85% falls due within about two months of the Option, rather than over several years of progress claims. Plan the financing for that.
The particulars
Dates, tenure and the paperwork
| Tenure | Freehold. The fact sheet words it “Estate in Fee Simple (Freehold)”; the sales brochure's vendor particulars word it “Estate in Perpetuity”. Both are marketed as freehold, but they are not the same estate in law — confirm the wording in your own Sale and Purchase Agreement. |

| Expected vacant possession | 31 January 2028 — the contractual long-stop date in the Sale and Purchase Agreement, not a construction date |

| Total houses | 107 — 104 strata semi-detached and 3 strata terrace |
