What this actually is
A finished estate, not a launch
Belgravia Ace obtained its Temporary Occupation Permit on 21 April 2026. The houses are built, the boulevard trees are in the ground and the lap pool holds water. What is being sold now is the remainder — 23 of the 107 — and the thing you are buying is a house you can walk into.
That changes how you should read the dates in the developer's paperwork. You will see 31 January 2028 for vacant possession and 31 January 2031 for legal completion. Those are the long-stop dates written into the Sale and Purchase Agreement, the outer limits the developer is contractually held to. They are not a wait.
The short version: freehold, 107 strata landed houses, five bedrooms and a private lift in every one of them, on a 290,520 sq ft site off Ang Mo Kio Avenue 5. Foreigners are not eligible to buy.
The three types
Two bungalow-look semi-detached, one straight semi-detached
Types A and B are set back from their boundaries with a Private Enclosed Space on each side, so each one reads as a detached house from the street. Type C, the most numerous, is a conventional strata semi-detached with the largest roof terrace of the three. The three terrace houses, Type D, are at 533, 535 and 537 Belgravia Drive.

The grounds
Eight gardens, and a 100m boulevard to arrive on
The landscape is organised into eight themed zones — Fire, Earth, Metal, Air, Wood, Water, Stone and Light — each with its own character and its own set of things to do. Between them sit a 50m lap pool, a family pool, the Cloud Waterplay, a putting green, a hammock lawn and the Whispering Pond with its waterfall.
The entrance is deliberate: a 100m tree-lined boulevard runs from the portal on Belgravia Drive to a roundabout fountain at the foot of the three-storey clubhouse.

Yes. TOP was obtained on 21 April 2026, so the houses are built and can be viewed and moved into. The dates of 31 January 2028 for vacant possession and 31 January 2031 for legal completion that appear in the developer's documents are the contractual long-stop dates in the Sale and Purchase Agreement, not a wait you are signing up for.

No. These are strata landed houses, which are landed residential property for the purposes of the Residential Property Act, and the developer's own fact sheet answers this plainly: foreigners are not eligible to purchase. Singapore Citizens may buy; anyone who is not a Singapore Citizen should take their own legal advice on eligibility and on approval from the Singapore Land Authority.
It is sold as freehold, and the two developer documents word it slightly differently: the fact sheet says "Estate in Fee Simple (Freehold)" and the sales brochure's vendor particulars say "Estate in Perpetuity". Both are marketed as freehold in Singapore, but they are not the same estate in law, so ask for the wording in your own Sale and Purchase Agreement and have your solicitor confirm it.
No. Both OneMap's School Query and MOE's SchoolFinder were checked on 12 September 2026 for seven Belgravia Ace addresses, and both return the same five primary schools, all of them in the 1-2 km band and none within 1 km: Rosyth School, Fernvale Primary, Sengkang Green Primary, Hougang Primary and Jing Shan Primary. The brochure's "Rosyth School - within 2 km" is correct as far as it goes; the band matters at Primary 1 registration, so it is stated here in full.
About 2.2 km to either Ang Mo Kio or Yio Chu Kang on the North-South Line, measured straight-line from the middle of the estate. This is a car-oriented landed enclave, not a transit-oriented one. The nearest bus stop is 54651 on Ang Mo Kio Avenue 5, about 310 m away.
Because the project has its Certificate of Statutory Completion pathway already underway, the schedule is short: 5% on the Option to Purchase, 80% within eight weeks of the Option date, 13% within 14 days of receiving the CSC for the house, and the last 2% on the completion date.
